with the City of San Jose to Secure BMC Software Move to San Jose

BMC Software, Inc. Relocates Regional Headquarters to
91 E. Tasman Drive in San Jose

SAN JOSE, Calif. (March 17, 2009) – Toeniskoetter & Breeding Inc. Development announced today that they have leased 65,000 sq. ft. of office space to BMC Software.  The newly renovated office building at 91 E. Tasman Drive in North San Jose will be BMC’s new regional headquarters; they are currently located in Sunnyvale.

“In this market it is crucial to be fast and responsive,” said President and CEO of Toeniskoetter & Breeding, Inc. Development, Brad Krouskup. “Because we offer in-house property management, development and construction services, we are able to be aggressive and responsive to our Silicon Valley clients.”

  

Using a team approach and working along side the City of San Jose and BMC’s architect IA (Interior Architects Global Alliance), the newly formed Toeniskoetter Construction, Inc. was able to greatly shorten the construction timeline.

“Having an in-house construction company allowed us to move quickly and have more control over the process,” said President of Toeniskoetter Construction, Inc. Dan Amend. “Because of our many years of construction experience in the area and the relationships that we have established, we were able to move quickly to meet our client’s needs.”

It often takes months for plans to be reviewed and permits issued. The City of San Jose and the Mayor’s Office contributed to making this deal happen. Due to San Jose’s streamlined process, they were able to pull together a team that consisted of a representative from every department involved in the permit review process including planning, building, fire, redevelopment and economic development. Everyone worked together, reviewed the plans and issued permits in an expedited manner, allowing Toeniskoetter Construction to meet BMC Software’s tight leasing and move-in deadline.

By streamlining our permitting process, we can encourage businesses to stay here and grow here, and allow San Jose, the Capital of Silicon Valley, to remain competitive.”

CPS CORFAC, the Silicon Valley commercial real estate brokerage firm working to secure tenants at 91 East Tasman on behalf of Toeniskoetter Development commented that  “The quick response provided by the team at Toeniskoetter Development along with the immediate cooperation by the City of San Jose, will allow for BMC’s aggressive move schedule. Cushman Wakefield’s offices in San Jose and Houston represented BMC in the transaction.”   

The building at 91 E. Tasman Ave. has been a part of the TBI Development Property Management portfolio for several years, however just recently it became part of the development portfolio as well. When 50% of the ownership group was looking to sell, TBI Development stepped in. They re-capitalized the partnership and completely renovated the building into a high-end competitive office space that will now become the home of BMC Software.

BMC Software provides IT with the Business Service Management (BSM) solutions to drive business value through better management of technology.  Their new offices at 91 East Tasman Drive are conveniently located directly across the street from the VTA Light Rail station at Tasman.
