TBI PARTNERSHIP BUILDING LOS GATOS MEDICAL CENTER
Novel Arrangement Lets Doctors, Therapist Share Ownership

LOS GATOS – Construction has begun on a two-story medical office building developed by Toeniskoetter & Breeding, Inc. Development (TBI Development) and fully leased to five medical providers who also are partners in the ownership of the building.

When it is completed next summer, the two-story Los Gatos Medical Office Center being built at 15047 Los Gatos Blvd. will accommodate specialties in podiatry, plastic and reconstructive surgery, pain management and physical therapy. All the owners are currently practicing elsewhere in Los Gatos.

Dr. Joan Oloff acquired the property for her podiatric medicine practice and is the managing member of the partnership. She approached TBI Development about helping her develop the medical center and lease space she would not need.

TBI Development President Brad Krouskup said the company has a long history of offering building ownership opportunities to businesses.

“We have always taken the approach that including the tenant in the ownership makes sense for the long-term stability of the project,” he said. “Over the years, we have developed a specific expertise in partnering with tenants, land owner and equity investors. When Dr. Oloff approached me, it offered the opportunity to incorporate all these partner types in a single deal.”

Dr.Oloff, who has practiced as The Los Gatos Foot and Ankle Center at 14601 S. Bascom Ave. since 1985, said she was extremely gratified to be able to develop her own office.

“The site is perfect, but it was too expensive for just my own office,” she said. “I had to share it with other physicians to make it a worthwhile business decision. Brad Krouskup was nice enough to help me unofficially in the beginning. I later hired TBI because of their medical experience. Hands down it was the right decision.”

Los Gatos Foot and Ankle Center
Dr. Oloff founded the Los Gatos Foot and Ankle Center in 1985 when she was still teaching part-time at the California College of Podiatric Medicine in San Francisco. She was joined by Dr. Kelly Nix in 2001. While their practice treats patients with a variety of ailments and injuries associated with feet and ankles, there is a particular focus on helping athletes return to peak performance. Upon completion of its new offices, the Los Gatos Foot and Ankle Center will provide state-of-the-art equipment and facilities.

The other partners in the medical center are:

Bay Area Pain Center.
Dr. Peter Abaci and Dr. John Massey, who are board-certified in both anesthesia and pain management and who have been in practice together since 1999, founded the Bay Area Pain Center at 555 Knowles Drive in Los Gatos. In 2001, they started the Bay Area Pain Program, which is now located at 992 South De Anza Blvd. in San Jose.

The Bay Area Pain Center has assembled a group of talented and generally youthful specialists into a single practice where they collectively and individually assess and treat patients who never experience a day in their lives without pain. The comprehensive, multidisciplinary path they practice is emerging as the preferred medical treatment for returning control to patients with acute and/or chronic pain.

Aesthetic Images
Dr. Kirk Churukian is a board-certified plastic surgeon with a solo practice in Los Gatos. With more than 17 years of training and experience, he offers a wide range of cosmetic procedures for both women and men.

Physical Therapy of Los Gatos
Robert I. Naber created Physical Therapy of Los Gatos in 1997. Mr. Naber graduated from Stanford University 1984 with a master’s degree in physical therapy, and he has practiced in the Los Gatos community for more than 20 years. Mr. Naber started Physical Therapy of Los Gatos with the purpose of treating patients having complicated orthopedic diagnoses. The evaluation and treatment process follows an algorithm based on clinical science, and treatment decisions are made with objective data.

Vice President Gary Dam of TBI Construction & Construction Management, Inc., the general building contractor for the project, said the site near Lark Avenue had been occupied by a single-family home. The 20,000-square-foot medical office center will have two stories over underground parking for 35 automobiles. The wood-frame building will have a stucco exterior and a concrete tile roof featuring four individual hip sections.

The architect is John Lien of Los Gatos.
