ERIN TOENISKOETTER JOINS TOENISKOETTER & BREEDING'S
RAPIDLY EXPANDING PROPERTY MANAGEMENT DIVISION

SAN JOSE -- Erin Toeniskoetter, who has been managing a mid-rise office park in Irvine for Spieker Properties, has been named Portfolio Manager in the Property Management Division of Toeniskoetter & Breeding, Inc. (TBI).

Toeniskoetter's initial responsibilities include the 30-acre Cochrane Business Ranch in Morgan Hill and 450 West Santa Clara Street in San Jose. The 385,000-square-foot Cochrane Business Ranch is fully leased, and 450 West Santa Clara is the Silicon Valley headquarters for Colliers International commercial property brokerage.

Toeniskoetter, 29, is the eldest of the four children of TBI President Charles J. Toeniskoetter and his wife, Linda, and she is the first of the second generation to join the company. She was recruited from Southern California, where she was managing Inwood Park, a multitenant business park in Irvine.

"I am extremely gratified both as a parent and businessman to have Erin join us," Chuck Toeniskoetter said. "She has an excellent background, and we expect her expertise to significantly benefit our clients. While our development activities have always provided property management, we have now elevated this service into a separate business along with construction and development."

TBI Property Management Director Carolyn Markland said she expects the company's commercial property management portfolio of approximately one million square feet to more than double in the next 12 to 18 months.

Erin Toeniskoetter credited Spieker Properties, a New York Stock Exchange REIT based in Menlo Park, with providing excellent training and opportunities, but said she could not turn down the opportunities presented by the privately held company owned by her parents and Dan and Sheila Breeding.

Reputation for Excellence

"Toeniskoetter & Breeding enjoys a reputation for excellence in both construction and development," she said. "The Property Management Division is also charged with being the best at what it does. Average or above average is not sufficient."

Erin Toeniskoetter was born in Laguna Beach when her father served in the Marine Corps, and she was reared in Los Gatos. She graduated from Los Gatos High School in 1989 and from Chico State University in 1994 with a bachelor's degree in management.

Toeniskoetter is a member of BOMA, the Business Owners and Managers Association, and CREW, Commercial Real Estate Women. She is well-traveled and an ardent professional sports fan.

The Toeniskoetter & Breeding, Inc. Property Management portfolio includes professional and medical offices, R&D, industrial, and warehouse properties. It includes properties TBI has developed for itself and its partners, and it is beginning to add properties owned by others.
Toeniskoetter & Breeding, Inc., Development serves as managing general partner for a number of diversified real estate properties throughout Santa Cruz and Santa Clara counties, which are managed by TBI Property Management. In addition to the Cochrane Business Ranch and 450 West Santa Clara, they include 1960 The Alameda; the 110-acre Madrone Business Park in Morgan Hill; two projects in partnership with O'Connor Hospital, Campbell-Gateway Square and the O'Connor Health Center in San Jose; and the Granite Creek Office Center and other office centers in Scotts Valley and Santa Cruz.

Management Awards

TBI Property Management recently won a BOMA award for excellence in managing the O'Connor Health Center from the Building Owners, and last year BOMA judged the 72,000-square-foot western headquarters of Integrated Circuit Systems Inc. (ICS) at 525 Race St. in San Jose to be the best in its class.

Toeniskoetter & Breeding Property Management also manages the Bear Valley Lodge and retail businesses, where the Toeniskoetters and Breedings are among the principal property owners.

Toeniskoetter & Breeding Property Management will find its portfolio significantly enhanced by the current development of the Madrone Business Park in Morgan Hill. In conjunction with Berg & Berg Enterprises and Mission West Properties, a publicly traded real estate investment trust (REIT), Toeniskoetter & Breeding Development is developing a 110-acre business park extending from Highway 101 to Monterey Road at Cochrane Road. The Madrone Business Park will accommodate 1.5 million square feet of commercial and industrial space; a Courtyard by Marriott and a Marriott Residence Inn; two free-standing restaurants and a Chevron Service Station. A 350,000-square-foot campus is being developed for Media Arts, the production company for the works of artist Thomas Kinkade.
