Toeniskoetter & Breeding, Inc. Development Signs Lease with
Easton-Bell Sports, Inc. for New Offices in Scotts Valley
The New Facilities will serve as the sales, marketing and R&D center for the Company’s Giro, Bell, Blackburn and Easton brands.
Toeniskoetter & Breeding, Inc. Development announced today that it has leased 45,000 square feet of class A office space to Easton-Bell Sports, Inc. The sporting goods manufacturer’s northern California office will be located at 5550 Scotts Valley Drive in Scotts Valley. Easton-Bell was formerly located in Harvey West Business Park in Santa Cruz, CA.

When Charles J. Toeniskoetter and Dan Breeding co-founded TBI in 1983, they simultaneously created both construction and development companies. They managed the construction business themselves, but recruited a young UC Berkeley graduate whom they had known at the Carl N. Swenson construction company in San Jose to be vice president of development. That man, today President Brad W. Krouskup, stayed on to preside over the development of more than 2.5 million square feet of space by Toeniskoetter & Breeding, Inc. (TBI) Development.
One of TBI Development’s initial projects was forming a partnership to develop a prominent executive office building at 133 Mission St. on Mission Hill in Santa Cruz. The building’s success lead to creation of the Granite Creek Business Center in Scotts Valley and later to other Scotts Valley properties. TBI Development also developed the headquarters building for the Santa Cruz Unified School District.
In San Jose, TBI Development renovated and restored the former Cook Mansion at 1960 The Alameda and attached a matching office structure at the rear, a project judged to be the year’s best historical restoration. TBI’s own offices are located there. Other San Jose projects include the western headquarters of Integrated Circuit Systems at 525 Race Street, O’Connor Health Center adjacent to O’Connor Hospital and Colliers International at 450 West Santa Clara St. TBI also developed the mixed retail and medical offices at Campbell Gateway Square in Campbell.
Anticipating the future southward expansion of Silicon Valley, TBI Development created the 30-acre Cochrane Business Ranch in Morgan Hill. Today fully developed, the business park encompasses seven buildings and several corporate headquarters, and we developed an upscale mini-storage park there as well.
In 2000, TBI Development began a project that doubled its portfolio, the 1.5-million-square-foot Madrone Business Park adjacent to the Cochrane Business Ranch. A partnership with New York Stock Exchange-listed Mission West Properties, the 110-acre Madrone Business Park was 80% developed in its first three years. The largest tenant is the headquarters of Thomas Kinkade Company, which manufactures the works of the famous “Painter of Light.”
Current development projects include a retail center at the Madrone Business Park and a mixed-use project in the Monterey County city of Marina.

Range of Properties Managed Properties we manage include offices, research & development, light industrial, medical and retail centers, warehouses, self-storage and distribution centers.
Most of this portfolio comprises buildings developed and built by TBI Development and TBI Construction respectively. TBI Development acts as general partner and property manager for a host of real estate investors, including Mission West Properties, a publicly traded real estate investment trust associated with The Berg Group. Increasingly, we are managing properties owned by third parties, such as institutional, individual or group investors or businesses that own their facilities.
